Scope of Work

Design village, design services and earthworks, obtain consents, Regional Consents





This was the first large scale retirement village proposed for Pukekohe. The site had extensive frontage to three roads and was located opposite a large public reserve area. The site was sloping to the South, requiring significant earthworks to provide multiple building platforms and Regional Consents for Earthworks and Sediment Control. The site had no existing stormwater outlet to a publicly reticulated system and Stormwater design required extensive use of soakpits and retention devices as well as extensions to the public system. The Road frontage required significant upgrading to an urban standard and approval by the Local Authority of that design.

Multi unit developments were provided for in the District Plan as a Discretionary activity, subject to numerous planning controls and requiring extensive assessment against standards and assessment criteria. Applications were required for Landuses and Subdivision consents to allow individual ownership of the units and common ownership of shared facilities. Regional Consents were required for Stormwater and Sediment Control.

This design was completed in terms of the clients brief which required maximum use of the site, while complying with the standards and providing a high quality urban environment. The necessary consents were obtained and at that point the development with the necessary consents was onsold.
