Birch was engaged by the building contractor for a new building on an existing school site. The scope of work was multi-facetted, but initially required the establishment of a grid marked on some building profiles which established the exact location of the buildings on site. When we are engaged to set out the location of new buildings, we either establish and mark the actual corners of the building or as in this case, set out a grid on profiles set up by the builder. In either case, this requires  the corners of the buildings to be co-ordinated in relation to the boundaries. We use the approved building plans for this purpose which shows the offsets from the boundaries to the buildings, and the dimensions of the buildings.

Our scope of work for this project, also included establishing the floor levels of the buildings in terms of the approved plans. This is achieved by determining the local level datum and establishing the height network on the property and marking the approved floor levels for the buildings.

Also included was the setting out and providing heights for various walkways within the school, and surveying and providing as-built plans on completion of various stages of the project. And finally, surveying and providing a Surveyors certificate that the building and it’s height adjacent to the boundaries was built according to the plans.

The scope of work for this project is generally consistent with a building development that requires accurate setout information for the builders to work with, and that needs a Surveyors certificate that the buildings have been completed in terms of the approved building plans, or Resource Consent that was obtained for the buildings.
